Air Conditioning Cost by House Type

When people ask what air conditioning costs, the honest answer is: it depends on your property far more than the brand on the box. The two biggest cost drivers are how many rooms you want cooling and how easy it is to route refrigerant pipework between the outdoor unit and each indoor unit. A compact flat with one open-plan living space is a world away from a four-bedroom detached home where you want cooling upstairs and down.

Most UK homes use a split system (one outdoor condenser feeding one indoor unit) or a multi-split (one outdoor unit feeding several indoor heads). Larger or higher-spec homes sometimes go for ducted systems hidden in ceilings or lofts. The right choice — and the price — flows from your property type. A flat is usually the most affordable property to cool because you're typically heating or cooling one or two rooms with short pipe runs. A single split unit in a living room or main bedroom generally lands in the £1,500–£3,000 range fully installed.

The catch with flats is rarely the kit — it's consent. Most leasehold flats need freeholder or management-company permission to mount an external condenser, and flats are specifically excluded from permitted development for outdoor units. This is the sweet spot for most UK homeowners. A typical 3–4 bedroom terrace or semi wanting cooling in the living room plus two or three bedrooms is best served by a multi-split system, which runs roughly £3,500–£7,000 depending on the number of indoor units and the pipework involved.

Terraces can be slightly more involved because outdoor-unit positioning is tighter and you must keep noise within the ~42 dB(A) limit at a neighbour's window. Bigger detached homes, or anyone wanting discreet, whole-house cooling, often move to a ducted system where the indoor unit is hidden in a loft or ceiling void and air is delivered through slim grilles. Because this involves ductwork, more indoor capacity and more labour, prices range widely from £6,000 to £20,000.

One thing the national cost guides rarely flag clearly: Surrey and the wider South East typically run 10–20% above the UK average for installation.
